Herne Farm Estate

The Herne Farm Estate is situated to the east of Petersfield Main Town Centre. 

Petersfield is situated inside of the South Downs National Park and is on the Main A3 trunk road from Portsmouth to London.

Access to the estate is via Tor Way, Heath Road and Pulens Lane by vehicle, also there is additional pedestrian access via Love Lane and Pulens Lane.

The main access road through the estate is Moggs Mead, and runs from Tor Way (east) to Pulens Lane (west).

The building of the estate was started in the mid 1970’s and has been built in phases over a long period of time, starting with properties from the Pulens Lane end of the estate.

There are 793 properties on the Herne Farm Estate, on about 96 acres of land (about 40 hectares).

The estate contains Flats, Bungalows, Houses and a Resident Owned Leisure Centre, there is also a Convenience Shop (currently run by The Coop).

The Centre is a short walk to Petersfield Town Centre, The Heath Lake and the Main Line Railway from Portsmouth to London.

The Centre has a Main Function Hall, Squash Courts and a Swimming Pool for Residents Only and their invited guests.

The Main Function Hall is available for Hire for private functions, classes (both dance and exercise), meetings and table tennis and there is also a licensed bar for hire.

There are two Squash Courts available to Residents and Non-Residents (registration is required for Non-Resident access to the Centre).

Resident discount will apply on Hall, Squash Court and Table Tennis hires.

The Leisure Centre has it’s own Private Car Park at the front of the premises.

The Herne Farm Estate has a ‘Management Company’ called ‘Herne Farm Limited‘ with a paid part-time Office Manager and a Board of Directors who are all volunteers.

The Manager is responsible for the day to day running of the Centre.

They are all jointly responsible for the running of the Resident Owned Leisure Centre, managing of the Open Spaces that are part of Herne Farm Estate, and collecting of the ‘Annual Management Charge’.

All Properties on the Herne Farm Estate still have a ‘Covenant‘, and this is managed by Herne Farm Limited on behalf of Kebbell Development Limited. See FAQ’s for more information.

Properties:

  • Flats with one, two and three bedrooms are situated near to the Tor Way end of the estate, also opposite the Convenience shop.
  • Bungalows with one, two and three bedrooms are situated near to the Tor Way end of the estate.
  • Houses range from two to six bedrooms properties on the estate.
  • Leisure Centre has it’s own private car park and it is located behind the Convenience shop.

Parking:

  • All properties on the estate have some sort of access to off street parking.
  • Flats tend to have either an allocated parking space or a garage, some have both.
  • Bungalows have a garage or drive, some have both.
  • Houses mainly have one or two garages with drive, some have allocated parking spaces or garage, some have both.

Leisure Centre is owned by The Owner Residents (shareholders), and they all have to pay an Annual Management Charge.

  • This Management Charge covers:
    • Maintenance of the open spaces on the estate managed by Herne Farm Limited.
    • Running cost of the Leisure Centre, includes staffing, utilities, insurances and licenses.
    • Also covers any contractors employed from time to time by Herne Farm Limited.
  • The Residents will receive a key fob so they can access the centre and use the facilities.
    • Also 50% discount on Squash Court Hire.
    • And 10% discount on Hall Hire.

Convenience Shop is currently being run by The Coop and has access to the Leisure Centre parking at the rear for unloading and loading of vehicles and persons using the shop.

Rented Properties, some restrictions will apply and all tenants will need to check with the owner of the property.
